There is a good article today on CNN Money's website regarding what is going on with US Treasury's and why rates are moving up. You can access this at http://money.cnn.com/2008/02/04/markets/bc.apfn.bonds.ap/index.htm?postversion=2008020417 .  The bottom line is that most investors are starting to view Treasury's as overvalued (prices too high and yields too low).  Today, even with the stock market performing poorly, bonds worsened.  Friday, even with the worst non farm payroll # in 4 years, bonds started higher but ended the day flat.   It is really not clear what will drive rates lower at this point.  If you are within 45 days of closing, getting a 30 year fixed at or below 5.5% is probably something to take to the bank.  If for some reason rates go down significantly and you lock with us, we can always use our 1 time renegotiation policy to get very close to a better market.
